Caribbean Private Residence Clubs Make Island Living Easy

It’s hard not to fall in love with the chic tourist lifestyle and warm breezes of the Caribbean, but whole ownership of a second home in this tropical paradise comes with its fair share of drawbacks. Opulent vacation homes, which are likely to be empty a good deal of the year due to little inconveniences like hurricane season and the necessity to report to work, must nonetheless be watched over, which usually means hiring a property manager to see to the house in your absence. And getting to St. Thomas is no two-hour private charter to Cabo, making the likelihood of jetting off to your vacation home on a weekend whim pretty slim. For those who want a place to call home in the Caribbean, without the hassles of whole ownership, a private residence club is a great option to explore. Luckily, plenty of luxury fractionals can be found in sophisticated and sought after locales like St. Thomas, St. Bart’s and St. John. Here are a few options from a trusted name, Ritz-Carlton, and a rising star, the Folio Collection.

The Ritz-Carlton Club, St. Thomas

Ritz-CarltonClub, St. ThomasLocated on 30 acres, and a half-mile stretch of white sand beach, the Ritz-Carlton Club on St. Thomas is adjacent to the Ritz-Carlton resort and offers members use of all resort amenities. Completed in 2002, the 105 two- and three-bedroom oceanside residences, each with at least two balconies, give owners the pleasure of second home ownership without the hassle of maintenance. Deeded, fractional ownership ranges from $137,000 to $288,000, entitles guests to a 1/12 interest and 21 days of use annually and allows for reciprocal usage at other Ritz-Carlton Club locations. The Club also offers owners the option to purchase a “fixed interest” membership, allowing members to use the residence during the same weeks each year.

Isle de France, St. Bart’s

Combining the charm of the West Indies with the crisp style of the South of France, the first phase of the 10-acre, beachfront Isle de France is now completed and includes a 33-room hotel, spa and six private villas with views of Flamands Bay. The six villas, part of the Folio Collection Private Residence Club, vary in size and décor, with several featuring private gardens, pools and spas. Membership starts at $400,000 for a one-tenth fraction that entitles owners to five weeks of use per year, with one week available to use at another Folio property.

Pond Bay Club, St. John

Isle de FranceAnother Folio Collection property, the Pond Bay Club, has just broken ground in St. John. The 15-acre, beachfront property will feature 50 three-bedroom spa villas, beachfront cottages, clubhouse villas, hillside villas and pond cottages. Amenities will include a beach club, pool, athletic club, restaurant, fitness center and spa. The price for a one-tenth fraction starts at $315,000 and includes five weeks of use per year, including one week available to use at another Folio property.
