Destination clubs and fractional ownership properties are making the dream of turn-key living amid the rolling hills of Tuscany a reality for many vacation home seekers. From restored stone farmhouses in the Italian countryside to a 15th century palace in the bustling cultural Mecca of Florence, luxury real estate options abound. Here’s a look at four clubs that promise their members la dolce vita under the Tuscan sun.

Exclusive Resorts

With more than 300 homes in 35 worldwide locations, destination club Exclusive Resorts offers its members a huge breadth of travel options. For those with their hearts set on Tuscany, Exclusive Resorts Membership offers seven properties in the area, all restored farmhouses. Spread over a 5,500-acre estate near Casole d’Elsa, the residences average four- to five-bedrooms with either a private or shared pool. The membership deposits at Exclusive Resorts range from $239,000 to $459,000, with annual dues of $13,900 to $34,900. Plans entitle members to between 15 and 45 nights of use a year at any Exclusive Resorts residence.

Portofino Destinations Club

Portofino Destinations Club offers its members use of luxury residences in more than 15 international destinations including stateside staples like Vail, Napa and Lake Tahoe, as well as properties in France, Mexico and Italy. The club’s Tuscan residence is a one-bedroom junior suite in a the 16th-century five-star Villa la Massa hotel, on the bank of the Arno River. An impressive, and eclectic, list of famous names, from Winston Churchill to David Bowie, have enjoyed stays at the villa. The club’s Portofino Collection has three membership options ranging from $125,000 for 15 days of use with annual dues of $8,900, to a $275,000 plan with $21,900 in annual dues that entitles members to 45 days of use.

Resort Equities

Resort Equities is a boutique private residence club with eight residences throughout the US and one in Italy. The four-bedroom Cologna della Via, a 500-year-old restored farmhouse in the heart of Tuscany, is set within a 20-acres grove of olive and cypress trees. Olive oil is still pressed from the grove’s harvest and bottles bear a custom label with the estate’s name. One-sixth fractions of the Tuscany property are priced at $750,000 with $24,000 annual dues. Each share entitles owners to 56 days of scheduled use per year, with an additional 29 days of flexible use per year.

Palazzo Tornabuoni

Managed by Four Seasons Hotels and Resorts and located in the city of Florence, the fully restored 15th-century Palazzo Tornabuoni offers thirty-six residences for fractional ownership. Each apartment will feature 30-foot ceilings, restored frescoes and custom-made furniture. Amenities include a fitness center, wine cellar and concierge service. One-eighth shares range from €210,000 ($322,735) for a studio to €528,000 ($811,521) for a three-bedroom residence. There is no limit to the number of nights owners may use the property, but reservations are subject to availability.

Castello di Casole

Castello di Casole is yet another luxury real estate development in Tuscany offering both fractional and whole ownership options. The ,4,200-acre development, which is run by Timbers Resorts, sells one-tenth fractions of 3-to 5-bedroom units starting at $508,150, while whole ownership starts at a jaw-dropping $10,310,300. Castello will open its doors in 2009, and offer owners amenities such as on-site restaurants and boutiques, an Italian bike shop, a fitness center and a spa.
