Quintess, LRW Adds Private West Caicos Enclave to Portfolio

Adding to its resort within a resort concept first launched last year in Los Cabos, Mex., Quintess, LRW announced a five-villa member-only enclave in the Turks and Caicos.
The new development is being built within the Molasses Reef, a Ritz-Carlton Reserve. The property, which is under construction on the previously uninhabited island of West Caicos in the Turks and Caicos, will represent the first offspring of a partnership between Quintess, LRW and Gencom Group, a Miami-based development firm behind the Molasses Reef development.
Quintess is building what is essentially a resort within a resort, a development tactic first adopted by Exclusive Resorts in Costa Rica. The five, 5,600 square foot homes will have four bedrooms, ample outdoor living areas and 80-feet of ocean frontage. If the first round of five villas are well received by Quintess members, the club is prepared to add another five homes in West Caicos to its property portfolio. Homes in this development start at more than $3 million.
The development will include a welcome center for Quintess’ members, who will also be able to access all of the amenities at the Ritz-Carlton resort including the spa, kids program and restaurant from noted New York chef Gray Kunz. West Caicos is accessible from Providenciales island by boat, helicopter, or small plane only. Quintess, LRW plans on meeting members at the Providenciales airport and transporting them to the island by yacht.
Once on West Caicos visitors will traverse the eco-friendly island, complete with a wildlife sanctuary and two national parks, via electric car or bicycle. But Quintess vacationers shouldn’t pack their bags just yet—Molasses Reef won’t be completed until early 2009, and the Quintess development will open in the following year.
Expect more of these resorts within resorts from Quintess, which plans on doing more projects with Gencom group and recently secured a $210 million equity investment. Last year, Quintess announced its 16-home development in the Palmilla Resort in Cabo, which includes a members wellness center and also access to the amenities at the five-star One & Only Palmilla hotel.
The islands of the Turks and Caicos have become a hotbed of luxury development in the Caribbean, and destination clubs have been adding to the property holdings there in recent weeks. Lusso Collection recently added a home on Providenciales island. The Lusso home is 3,800 square feet, with four bedrooms, and will be available for member use in mid-May.
