Fractional Ownership Expands on Cape Cod and Nantucket

When the weather turns warm on the East Coast, residents from all over New England head to fabled vacation spots on Nantucket Island and Cape Cod in Massachusetts. These summer Meccas are filled with vacation homes, opened by owners for the season on Memorial Day and then shut for the winter not long after Labor Day. Until now, there have been few options for fractional ownership, but this year two new shared ownership developments are opening their doors for part-time residents.

The perennial challenge for fractional developments of how to dole out reservations among owners may be even trickier in this case. Destination clubs have avoided these resort areas because of their single season appeal, and few other fractionals have entered the region. The Edgartown Residence Club on Martha’s Vineyard is one fractional option. A fleeting summer season (after all, beach weather in New England is elusive, relegated to mostly July and August) will undoubtedly create plenty of competition among owners for summer weeks. Owners who can hold off their visits until September and October, two months that any Nantucket or Cape Cod local will tell you are the best times of the year to visit, will likely have better access.

Harborview Place, Nantucket

The island of Nantucket has the distinction of having Massachusetts’ highest median property values, even though most homes are used only during the summer months. Set on a semi-secluded compound of expansive lawns and beachfront residences, Harborview Place is just two blocks away from Nantucket’s historic Main Street. The property’s ten shingled, cottage-style fractional ownership residences maintain the sense of low-key luxury for which Nantucket is famous.

The one to three-bedroom residences each have an outdoor dining space, a private deck with views of Nantucket Harbor, and green design elements such as environmentally friendly paint and flooring and energy efficient appliances. Ownership will be sold in one-eighth fractions, entitling owners to six weeks of use with additional use per availability. The property features a concierge service and a beach club. Owners are guaranteed use in both the prime and off-seasons and reservations are handed out on a lottery system. Prices range from $495,775 to $895,000 for a share and whole ownership is also available beginning at $2.4 million.

The Cape Codder Residence Club, Cape Cod

The Cape Codder Residence Club will open at the Cape Codder Resort and Spa in Hyannis this summer. One-tenth fractions of 15 two and three-bedroom residences will be sold, with owners entitled to reserve up to 21 days of use, though additional nights can be reserved on a space available basis. Resort amenities include a 15,000 square foot spa, 30,000 square foot indoor water park, outdoor heated pool, shuttle service to beaches, restaurants, and golf privileges at the Ridge Club. The homes range from 1,375 to 1,875 square feet and have private terraces and outdoor living space. The homes will have granite appointed kitchens, Whirlpool tubs, steam showers, and appropriately Cape Cod style furniture. Prices start in the mid-$100,000.

    Come on...the first two are old stuff and not in market in any substantial way. Cape Codder is the new entrant, in the main stream not off shore, and should have been listed as #1....
