Green amenities, like solar power packages and energy efficient appliances, are major selling points for new homes these days. Now it seems that one of the nation’s largest mortgage lenders is getting in on the trend by offering new home buyers discounted rates for purchasing a green or energy-efficient home.
Countrywide’s new Green Incentive Program, offered in thirteen states, rewards buyers with a .125 percent rate reduction on Countrywide loans used to purchase new homes that are being built to meet recognized third party green and energy efficiency standards. Energy Star, Earth Advantage, LEED for Homes and Built Green programs of both local home builder associations and the National Association of Home Builder’s all apply.
So what’s the bottom line for home buyers? Well, you’ll likely pay more up front for a home with green amenities, but you’ll reap the benefits later: Not only does buying an energy-efficient home mean lower utility bills, but with the reduction, mortgage payments might be lower, as well. And don’t forget resale value. According to a study by Greenworks Realty, green homes in the Seattle area sold for a 5.9 percent premium on a square foot basis, while green homes certified by a third-party sold for a 10.5 percent premium.
