Will Exclusive Resorts Member Surge Impact Availability?

Exclusive Resorts stunning member growth over the summer months (over 400 new members, about 250 in July alone) will obviously create new demands on home availability, as those members get online and start to book their vacations – especially around peak holiday periods. The company has acknowledged availability issues in the past, when membership sales got ahead of home acquisitions, but this time around, according to COO Michael Beindorff, they are not concerned.

We detailed Exclusive Resort’s development plans here – they are impressive in scope – but we don’t have the details on how many homes are being released when – except that it’s about 100 homes over the next 12-18 months. But 400 members, using a member-to-home ratio of 6:1, will mean that about 65 homes will have to come “onstream” relatively quickly.

No specifics from Beindorff, but according to him, occupancy is actually a little lower year to date than last year, meaning availability is better – and member satisfaction with availability has improved significantly in 2006 vs. 2005. He says that new homes will be released at the rate of every two weeks – but we would like to know more about the number of new homes, especially if Exclusive Resort continues on their membership tear.

As a prospective member, don’t hesitate to ask Exclusive Resort about specifics on their real estate plans in light of their membership growth, and understand how their membership agreement refers to their 6:1 member-to-home ratio commitment.
