Overview

THE ORCHARD at Carneros Inn is a five star Private Residence Club within an exclusive wine country resort. THE ORCHARD is currently in the sale phase of its seventeen 2-bedrooms, 2-bath residences. Each individual cottage is appointed in wine country style, and the property features Owners’ Lounge for parties, fitness center, spa, pools (including a children pool) and three distinctive restaurants. Services include a personal concierge service.

Location

Carneros Region, between the towns of Napa and Sonoma.

Status

Expected to open in July 2007.

Details

Each individual 2-bedroom cottage is about 1750 square feet, of which 500 sq.ft. consists of covered outdoor living areas. Fractional ownership starts just under $300,000 for one tenth of the property. Management would not disclose details of reservation system.

Sales Status

Some units sold, but at the time of writing this property has only been on the market for less than a month. Early units sold for a discount on the currently listed price.

Resale Options

Although the developer has the right of first refusal in the event of resale, no resale assistance is offered at this time.

How It Looks

THE ORCHARD features a unique indoor-outdoor theme. A dual living room space features a wood burning fireplace and a private spa tub outside, and a gas-burning fireplace inside. The master suite opens to a private patio and an outdoor shower.

Exteriors exhibit clean, locally-inspired themes while interiors offer unpretentious style, contemporary decor and the highest levels of quality and comfort. THE ORCHARD cottages also include granite and limestone countertops, stainless steel appliances, indoor and outdoor fireplaces and a private courtyard garden.

Helium Report Perspective

Carneros Holdings LLC has previously developed the Carneros Inn, of which the Orchard is an integral part. THE ORCHARD is Carneros Holdings’ first fractional development.

Wine country does not offer much yet in terms of fractional ownership options. Currently, the market for Private Residence clubs is limited to Calistoga Ranch and THE ORCHARD.

Alternative luxury accommodations in wine country include Destination Clubs, with six clubs featuring six distinct homes, and luxury resorts such as Auberge Du Soleil.
